What my sellers can expect from me:

  • Complete professionalism and honesty.  As your seller’s agent I represent you and owe a certain level of service to you, as my client.  This level of service includes undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accountability.
  • I will use recent comparable sales in order to price your home competitively in today’s market. My objective is to achieve the highest selling price for your property.
  • I will use all of the fantastic tools at my disposal as a Realtor with Gibson Sotheby’s International Realty in order to provide your property with the greatest amount of exposure to the largest pool of ready, willing and able buyers.
  • I will be by your side throughout the entire selling process, from advising you in the negotiation of offers that are submitted all the way to the closing and beyond. I am there to answer any questions you have and resolve any issues that may present themselves.

 

Below is a summary list of activities that I find are successful parts of marketing your home or property:

  • Create a Special Features Profile of the property and make any suggestions to help better market the property.
  • Have mortgage companies provide Financial Information Sheets on the property.
  • Establish a private showing schedule that is convenient for you.
  • Our in house Marketing Department will tour the property and take digital photos and/or virtual tours for use in marketing materials.
  • Our in house Marketing Department will design individualized color show-sheet with photographs and information about the property.
  • I will inform all Gibson Sotheby’s International Realty sales associates of the new listing and organize a tour of the property following the weekly sales meeting.
  • I will place the property in LINK (Listing Information Network) and MLS (Multiple Listing Service), whichever is appropriate, exposing your home to sales agents throughout Greater Boston and all of Massachusetts.
  • Feature property on top lead generating real estate websites including, but not limited to, gibsonsothebysrealty.com, sothebysrealty.com, realtor.com, boston.com, trulia.com and zillow.com.
  • Place FOR SALE signage in front of your property, if desired/allowed.
  • Post property ads on display in appropriate office windows.
  • Schedule public Open Houses, held on a Sunday afternoon, if you desire.
  • Schedule a Broker Open House with lunch, as required.
  • Place your home in select printed publications, including Boston Globe and other local media outlets.
  • Promote property information and price changes through the real estate brokerage community via LINK, MLS, and/or broadcast fax and mass emails.
  • Send JUST LISTED cards to neighbors and/or other potential buyers, if appropriate.
  • I will follow-up with all showings for feedback and recommend action based upon consistent remarks, rectify issues where practical.
  • Review activity weekly with you, the seller, by phone, fax or email, including competing listings new to the market and those just sold.
  • Recommend new sales strategies as necessary.

Our exclusive association with the Sotheby’s auction house includes a direct link from the Sotheby’s homepage to our web site — generating more qualified interest in your property listing.
  • Realtor.com reports more than 5.7 million visits per month and is the #1 feed of data for a dozen other popular online sites, including AOL and MSN.
  • Boston.com estimates more than 3 million unique users per month.
  • NewYorkTimes.com will be displaying Sotheby’s International Realty listings priced at $300,000 or more. The site was ranked “most popular news site” with a unique audience of 13,372,000 users in January 2008.
  • LuxuryRealEstate.com is now displaying all Sotheby’s International Realty listings priced at $1,000,000 or more. There is an average of more than 3 million page views per month.
  • WSJ.com (Wall Street Journal) is now displaying all Sotheby’s International Realty listings priced at $300,000 or more. It was ranked the fifth “most popular news site” with 3,436,000 unique users
  • Trulia.com reports more than 2.5 million monthly visits.
  • UniqueHomes.com is now displaying all Gibson Sotheby’s International Realty listings priced at $1,000,000 or more. There is an average of more than 850,000 page views per month and growing rapidly. The site is also connected to the international magazine, Unique Homes.

Brokerage Community

A critical part of market outreach is making connections within the real estate community. This is a proven way to expose your property to the greatest number of buyers. There are several ways that this can be done:

  • Brokers Open Houses are typically held during the week and provide an opportunity for other agencies to view the property.
  • Mass faxes or emails allow us to announce new or reduced-price listings to our colleagues.
  • Sales meetings allow me to get in front of my peers to describe the property and to entice them to show it to clients. This enhances the power of my services to you by employing the skills and exposure of the entire sales force.
  • Caravans or group tours allow me to bring my colleagues through the home to provide feedback on pricing, staging and other important considerations. This also gives agents first hand knowledge of your home.
  • Multiple Listing Service (MLS) and LINK are fabulous tools that allow the entire real estate industry to share listing information, pictures, virtual tours and updates.

 

Global Distribution

 

The new Worldwide Property Brochure Distribution Program allows you to share your property brochures with each office in the Sotheby’s International Realty® network — totaling more than 450 locations. For properties listed at a price of $1,500,000 or more, I am given an option to select Worldwide Property Brochure distribution. One copy of the brochure will be inserted into a custom envelope and mailed via first class mail to each of the addresses on current distribution lists. This program exposes your property to potential homebuyers who seek properties of distinctive character. Your property brochure can also be displayed at Sotheby’s auction houses and sales rooms in New York, London and other worldwide locations. These are among the world’s most popular places to see and experience exceptional art, jewelry and collectibles.
